Your floors say a lot about your building. Clean, shiny floors look professional. Dull floors can make a space feel old and worn. Two common floor services are strip and wax and buffing. But what is the difference?

Let’s break it down.
What Is Strip and Wax?
Strip and wax is a deep floor service. First, the old wax layer is removed. This takes off built-up dirt and scratches. Then, new wax is added. This gives the floor a smooth and shiny finish.
Strip and wax is best when:
Floors look yellow or cloudy
There are deep scratches
Wax is peeling or uneven
The floor has not been serviced in a long time
This service makes floors look almost new again.
What Is Buffing?
Buffing is a light maintenance service. Instead of removing the wax, a machine polishes the top layer. This restores shine and smooths small marks.
Buffing is best when:
Floors are dull but not damaged
There are light scuffs
You want to refresh the shine
Wax is still in good shape
Buffing is faster and costs less than strip and wax.
Which One Should You Choose?
It depends on your floor’s condition. If your floors have heavy wear, strip and wax may be the right choice. If your floors just need a shine boost, buffing may be enough. For many facilities in Orange County and Los Angeles, a mix of both works best. Regular buffing helps extend the life of your wax. Then strip and wax can be done once or twice per year.
